Estate repair/restoration – TBS Bgproperties are in contact with local constructors who are well grounded in house restoration and have great experience in this sphere. They will carry out your requirements in the shortest possible time and you will be pleasantly surprised with the price.
Transportation – If you use our transport for viewing the properties you have chosen, you will have to pay 0.20 euros per km. If the distance is larger, the price is a matter of negotiation. But if you buy the estate we’ll refund the amount of all your transport expenses. If you need to rent a car, we recommend you……….. You will find a great variety of cars at attractive price there.
Estate maintenance
If you are a foreign citizen and you have bought a property from us, we shall take care of its future maintenance. If you don’t have the possibility to stay constantly in Bulgaria don’t worry about your property. We offer you maintenance including periodically visits, timely given information about its condition and the dates of different tax and fee payments. It’s absolutely free for all our clients. In addition for further assurance you can use for your estate an alarm system which will cost 200 euros a year.
Agency Commission
Our commission is 2 % of the sale price but not less than 400 euros. It is paid by the buyer and it covers many important services which the client gets during the process of purchasing. On our part we undertake all sale-trade procedures.
- Checking the ownership deeds (notarial acts, schemes and etc.)
- Free advertisement of the estate you are offering which includes taking photos in suitable time and a detailed presentation which will be published on our website.
- Arranging viewings of your estate with potential clients. At your desire you may be present.
- Arranging meetings and negotiations.
- Ensuring a lawyer, experienced in real estate deals, if there isn’t such an expert pointed out in advance by one of the sides concerned.
- Ensuring a notary, unless the client has pointed out one.
- Preparing all the necessary contracts and documents during the sale-trade process.
There are notary fees when transferring the ownership which are between 4% and 6% of the sale price. They are paid by the buyer, unless the both sides have come to an additional agreement.
